When Lindsay isn’t bopping around the city and burbs guiding her clients to their dream homes, she loves to spend time with her husband, Eli, their two dogs, Miley and Dora as well as her family. She refuels herself through a mix of Peloton spinning classes and a yoga practice. She lives to eat (not eats to live) and if you are ever undecided with a place to go for brunch, lunch, or dinner, she is sure to have ALL the recommendations. Before beginning your search, your first step is to get pre-approved for a mortgage loan (unless you will be paying in cash for the full price of your home).
Lindsay can connect you to a trusted mortgage broker who will offer competitive interest rates and desirable financing packages and options. Based on your income and credit history, the mortgage broker will determine how much the bank will lend you, which will help determine the price range for your search.
Lindsay will guide and instruct you during viewings and open houses spanning a range of areas and property types. Now is the time to consider your ideal home’s accessibility and amenities.
Once you have seen a home you like, you submit an “offer,” which outlines the price, terms and timing of the purchase. This is also known as the Agreement of Sale. Lindsay will provide advice on pricing, and guide you through the competitive process typical in this market.
As mentioned before, Lindsay will go to bat for you as your advisor and trusted partner throughout this whole process. She will work with the listing agent to get you the best deal and negotiate any terms of the agreement. Once all parties have agreed (buyer & seller) the Agreement of Sale is signed and you are considered under contract—Congrats!
This is a term within the Agreement of Sale Typically within five days after going under contract you will send your first Earnest Money Deposit. This is “in good faith” money.
A home inspection is typically conducted during a contingency period set forth in your Agreement of Sale. A licensed and insured inspector will come to the home and inspect all its aspects. Lindsay will be there to accompany the inspector, although it’s a great time for you, as a home buyer, to learn where everything is and how it works in the home you are purchasing. Following the home inspection you will partner with Lindsay to negotiate anything that comes up during the inspection.
Once you have made it through your home inspection, you will send your second deposit. This is typically 48 hours after resolution of inspection negotiations and will be a larger amount than the first deposit. Please note: This deposit as well as your first deposit are included in your closing costs.
The bank will organize the appraisal, search the title and finalize the paperwork so your loan is “cleared to close.”
A review of the property to confirm that it is in the same physical condition as when you signed the purchase and sale agreement.
